Chilleweni 161 is one of Johannesburg's largest privately operated cold storage facilities, located in City Deep — South Africa's primary inland port. Escalating Eskom tariffs and load-shedding risk to their refrigeration chain prompted the operators to engage SOCO ENERGY for a large-scale renewable energy solution that would cut costs and secure supply continuity.
Any refrigeration interruption risked significant stock loss across a perishable portfolio valued in the tens of millions. Megaflex demand charges dominated the monthly electricity bill. City Deep's position on the Eskom network made it especially vulnerable during high load-shedding stages. The roof area and structural complexity required a full engineering assessment before system sizing could begin.
SOCO ENERGY designed and installed a 1400kWp hybrid solar PV system across the warehouse rooftops, paired with a 2MWh LFP battery energy storage system. The BESS was configured to sustain all critical refrigeration loads through a minimum 6-hour grid outage. An intelligent EMS coordinates solar, battery, and grid draw in real time to minimise peak demand charges. Debt financing was structured to match debt service to day-one electricity savings — cashflow positive from month one. Commissioned in 12 weeks.
Chilleweni 161 achieved a 45% reduction in total electricity costs. Megaflex demand charges dropped by over 60% through active BESS peak shaving. Zero cold-chain disruptions have been recorded since commissioning. Automated demand management also improved the facility's power factor, eliminating reactive power penalties. The project stands as one of the largest commercial cold storage solar-plus-storage installations in Gauteng.
