A listed property fund engaged SOCO ENERGY to deliver a portfolio-level solar and storage solution across five A-grade commercial buildings in the Cape Town CBD. The mandate required a single EPC and financing counterparty across all five assets, with consistent technical standards and a single PPA structure.
Each building presented unique rooftop configurations, structural constraints, and tenant electrical supply arrangements. Coordinating five simultaneous installations across occupied commercial buildings in an urban CBD required detailed logistics planning and strict noise and disruption management. The fund's investment committee required the PPA to be structured to qualify as an operating expense under IFRS 16.
SOCO ENERGY served as sole EPC contractor across all five buildings, delivering a combined 600kWp of rooftop solar and 1.2MWh of distributed BESS. Each building received an independent but centrally monitored BESS sized for its specific critical load profile. All five systems were commissioned within a single 22-week programme. SOCO CAPITAL structured a single master PPA agreement covering all five assets, with per-building metering and billing.
Portfolio-level electricity cost reduction of 43%. The fund's sustainability report cited the project as delivering a 38% reduction in Scope 2 emissions across the five buildings. All five buildings achieved a Green Star Existing Building Performance improvement following commissioning. The fund has appointed SOCO ENERGY as preferred solar and storage provider for its remaining South African portfolio.
