Background

A major logistics and distribution park at Keystone Park in the Western Cape approached SOCO ENERGY to reduce electricity costs across a multi-building campus of warehouses and loading facilities. The client required a zero-capex solution to preserve working capital, while ensuring uninterrupted operations during load-shedding.

Challenge

The campus operated across multiple warehouse units under a single bulk supply point, making accurate load profiling and system sizing critical. High consumption during peak receiving hours (06:00–09:00 and 14:00–18:00) resulted in significant time-of-use and demand charge exposure. The client's lease structure required landlord co-ordination for rooftop access across multiple buildings.

Solution

SOCO ENERGY designed a 350kWp distributed rooftop solar system across four warehouse rooftops, co-ordinated with the park's facilities management team. A 500kWh BESS was integrated for peak demand shaving and load-shedding backup. The project was structured as a 10-year PPA, providing the client with a fixed, below-Eskom tariff from day one with no capital outlay.

Outcome

The PPA tariff delivered an immediate 42% saving against the client's blended Eskom rate. Demand charges were reduced by 55%. The client's operations have continued without load-shedding interruption since commissioning. The landlord has subsequently engaged SOCO ENERGY to expand the system to additional buildings in the park.
