A multi-tenant commercial office park in Tunney Ridge, Gauteng engaged SOCO ENERGY to deliver an energy solution that would reduce the bulk electricity cost passed on to tenants, improve the asset's ESG profile, and provide backup power during load-shedding — a key leasing differentiator in the current market.
The park comprised four office buildings under a single bulk supply agreement. Tenant electricity was billed on a cost-recovery basis, making rising Eskom tariffs a direct threat to tenant retention. The park's managing agent required a solution with minimal visual impact on the asset and a financing structure that did not require an upfront capital commitment from the body corporate.
SOCO ENERGY installed a 280kWp rooftop solar array across the four buildings' flat roofs, with minimal penetration mounting systems to preserve membrane integrity. A centralised 400kWh BESS provides backup to common areas, lifts, and security systems during outages. The RTO structure was arranged through SOCO CAPITAL, with monthly payments calibrated to be lower than the electricity cost saving from month one.
Tenant electricity costs reduced by 38% on the solar contribution. The park achieved a Green Star-aligned energy improvement that was included in the 2024 asset valuation report. Zero load-shedding interruptions to common services since commissioning. Two anchor tenants have renewed leases citing the energy security upgrade as a key factor.
